Attend Open Homes
Find out which properties are for sale in your neighborhood and attend their Open Homes, speak to whoever is hosting the Open Home and query the asking price. Be sure to let the host know why you’re attending - if it’s an Agent they’ll appreciate your honesty. Agents admittedly use Open Homes as a source of new seller leads. If it’s the property owner, you’ve got a marvellous opportunity to discuss strategies. Also, take notice of the opinions of the buyers who are attending and listen to what they are saying about the property and price.
Real Estate Agent’s Appraisal (CMA or Comparative Market Analysis)
Contact us to find out who the top agents in your area are and then ask them to provide you with an Appraisal. Let them know first that you will be selling your own property - the top Agents won’t be fazed at all as they are aware that a number of people who try to sell themselves eventually give up and use an Agent. They’ll provide you with the information free of charge in anticipation that should you give up, you’ll consider them for the job. There’s also a chance that the Agent will be able to represent you if you’re buying something locally.
Registered Valuation
We recommend that sellers invest in a Registered Valuation for a completely independent opinion. This report then becomes a very useful tool during your negotiations and more than justifies the investment.
